  • Abstract and objectives:

The DigiFab consortium will develop a digital renovation process combining: 1) detailed assessment and occupant co-creation throughout the renovation workflow; 2) adaptable prefabricated modules integrating passive and active technologies to achieve near-zero energy building (NZEB) levels with reduced environmental impact; and 3) BIM-based assessment and monitoring software. Installation is estimated at 2 days per 200 m² unit, with costs 30% lower than conventional renovation.
The solution digitizes renovation from initial briefing to commissioning, centralizing accurate data to reduce uncertainties, delays and costs. Occupant co-creation informs design priorities and scheduling, while a high-quality digital twin automates energy and structural analyses to optimize technology combinations. The resulting designs feed directly into module manufacturing using modern methods of construction (MMC) and just-in-time (JIT) delivery. Modules incorporate lightweight concrete with recycled content, bio-based materials, active envelope heating, energy generation and management, and ventilation. Installation monitoring includes laser scanning, waste and noise management, followed by energy performance documentation. Three demonstration sites in Spain, Austria and Greece will validate the approach across different building typologies.
